About the company

D&A Property Management was founded in 2018 in Zagreb, specializing in property management. Initially focusing on a few vacation rentals in central Zagreb, the business grew organically over the years, driven by satisfied client referrals without significant marketing campaigns.

Zagreb may not be the most prominent tourist hotspot, but Dario notes that accommodation occupancy is excellent, serving as a stopover for many on their way to the coast.

Today, D&A manages 120–130 units, employing ten full-time staff and additional collaborators across various business models. Their team includes administration, accounting, sales, facility management, housekeeping, developers, and customer success roles, providing full client support.

Challenges

Before the implementation of the Rentlio Plus platform, the company faced a number of challenges that made daily business difficult:

Recruiting and retaining skilled employees has always been challenging, especially today; therefore, automation, where possible, is a key factor in achieving success.

Managing a large number of units

As a property management company managing many units, the team was shocked by the inefficiency of some foreign PMS systems, which frequently allowed overbookings, which is a significant issue when managing 120–130 units.

Bureaucratic and legal burdens

Dario also emphasizes that the Rentlio mobile application has proven to be extremely useful because it is simple and intuitive and provides a clear overview of the business at all times, which allows the entire D&A team maximum flexibility and the ability to monitor and make changes on the go.

"I've never seen better adjustments and optimization of selling prices than on Rentlio. On mobile or the web, at any time, I can adjust one or more dates, one or more objects, set an absolute price, or raise it by a percentage/a certain amount."

When asked if they know how much the average profit increase of a D&A client is, Dario answers that it mostly depends on how the client did the work before, but after they become part of the D&A portfolio with Rentlio, they increase the clients' income by an average of between 40 and 50%.
